The principals of Connecticut Realty Trust, LLC (CRT), Robert and Bard Kligerman, have been syndicating real estate investments since Mr. Kligerman's first acquisition in 1981. CRT was formed in 2009 with the purpose of finding opportunistic real estate investments in the New York Metropolitan area. Since inception, CRT has acquired, developed, rehabbed and/or sold over 60 different investments totalling over $350M in value. Their average gross deal level internal rate of return for realized investments has been over 25% since forming CRT.

Single Family Rentals (SFR), also known as 'Build to Rent,' is the fastest growing sector of "multifamily" real estate in the United States. In the past couple of years, $100's of billions have been allocated to SFR projects. The demand has skyrocketed and continues to grow due to a shortage of supply of quality housing, values of existing homes greatly increasing and a change in the mind-set of many Americans to choose to live with all of the benefits of owning your own home, but without the struggles that come with it.

The main concentrations of SFR communities being built today are in the Southern and Western parts of the United States where land is easy to acquire and population has grown substantially. The Northeast, although arguably the most opulent part of the country, has not received nearly any of the attention or investment these other parts of the country have seen; although, those same attributes of a lack of supply, affordability and a new receptive attitude to rent vs. own are clearly evident in the Northeast.

Containing and mitigating the spread and infection rate of the virus continues to be essential. But so is strengthening the capacity of health systems to respond swiftly and effectively. Across the globe, our healthcare systems were not designed to deal with this crisis: an unpredictable, large-scale health challenge that requires urgent mobilization of resources and affects the whole population.  In many ways, the Covid pandemic is diametrically opposed to the direction that healthcare systems, particularly in developed countries, have been taking over the past years. This session will attempt to address critical challenges  to contextualize the future of global healthcare systems.

Leaders around the world are putting in place emergency measures to cope with this health crisis, adjusting in real-time and ‘spending each day fixing errors they made yesterday.'

In the near term, healthcare systems will face two major, additional, “collateral” issues. The first will be the physical and mental exhaustion of the healthcare workforce, along with worn-out hospital infrastructure. The second will be the growing “backlog” of healthcare procedures. For example, the inability or fear of high-risk patients to consult a doctor is disrupting chronic disease management and delaying some critical cancer care procedures. In France, consultations have fallen by 40% among general practitioners and by 50% among specialists since the beginning of the epidemic, even when accounting for the surge of tele-consultations. Concurrently, cancer centers have decided to postpone monitoring consultations and operations considered to be non-urgent. In addition, containment (and progressive de-confinement) measures, compounded by the economic recession, will undoubtedly affect mental health (e.g., anxiety, depression) and physical health (e.g., weight gain, unbalanced nutrition).

During the 20th century the world has made enormous progress in health. The impact of innovation and investment have resulted in achievements over the last 50 years that have been remarkable. Most notably, global life expectancy has increased more in this period of time than in the preceding 5,000 years. Immunization programs around the globe, together with the antenatal care for women, have led to massive improvement in healthcare.

The global pandemic has demonstrated how interconnected the world is and the enormous impact that one infectious disease can have on all other aspects of our health and lives. Tackling the changing landscape of healthcare means not only stopping the spread of a deadly virus like Covid-19, but also addressing the many indirect health consequences. Simply stated, monitoring the pulse of innovation is not easy.

It can take months or years to transform an idea into a new product or service. And even longer before technological advances are widely adopted, or create new jobs, boost economic productivity and improve people’s lives. No single indicator captures every aspect of innovation performance and/or impact on global healthcare and business.

The exceptional resilience of innovation financing is all the more remarkable given the sharp decline in VC deals in Northern America and Europe amid soaring economic uncertainty in mid-2020. In 2021, venture capital deals grew by 5.8 percent, exceeding the average growth rate of 3.6 percent for the past decade. As such, new health-related technologies indicate that the pandemic has led innovators in the healthcare sector to upgrade the commercial potential of their recent inventions and investments, with both regional and global collaboration.

Virtual health was critical for helping patients stay connected to their physicians and care teams during the Covid-19 pandemic. But virtual health has the potential to be more than a substitute for in-person visits. It could help transform care delivery models, increase patient access, and drive better health outcomes. The future of healthcare will be increasingly focused on well-being and prevention rather than treatment. Growth of virtual/telehealth will play a key factor in that future. Healthcare organizations that opt not to embrace virtual health could risk losing business to tech-savvy, consumer-centric organizations that are quickly moving into the healthcare space. While certain medical procedures must take place in an exam room, payment models are evolving, and some routine care can easily be done remotely. Why would a parent drive their sick child to a doctor’s office for a common condition—such as pink-eye—that could be diagnosed during a video visit? In many cases, virtual health can help improve healthcare equality and access. It can reduce costs, improve patient satisfaction, and increase connectivity between clinicians and patients and their families

Like the US, the Middle East is morphing from infectious diseases as the main cause of mortality to heart disease, cancer, and diabetes as the leading causes. As a result, the rise of non-communicable disease in the Arab world mirrors similar changes in the US, Western Europe, and Canada. Poor diet and decreased physical activity reflect societal changes in the Arab world, where food is more abundant in wealthy Gulf states and people are spending more time indoors. Among non-dietary risk factors, smoking stands out for its toll on health in the Arab world. In many countries children can buy tobacco and smoke shisha, which is seen as a gateway to cigarette smoking. However, health experts attribute two-thirds of chronic disease worldwide to obesity-related problems including diabetes, cardiovascular diseases, cancer and, some say, female infertility. The U.S. has the highest obesity rate among the countries studied — two times higher than the OECD average. By comparison, obesity is a growing epidemic in the Middle East. For example, obesity in the UAE is double the global average; in Kuwait, more than 50% of the adult population suffers from diabetes linked to this condition, and some 75% of Egyptians are overweight. Medical professionals put blame on the desert climate, sedentary lifestyle and fast-food diet

The U.S. is poised to spend 20% of its GDP on healthcare in the near future. The ledger technology facilitates the secure transfer of patient medical records, manages the medicine supply chain and helps healthcare researchers unlock genetic code. Based on a proven, wide range of applications and uses in healthcare, many believe blockchain will pave the way forward for reshaping healthcare's global future.
